The Science Behind Scale (and Why Vinegar Won't Cut It)
Some YouTube videos will tell you to run white vinegar through your tankless unit and call it maintenance. We've flushed systems where the homeowner had been doing exactly that for three years. The vinegar barely touched the scale.
Here's why. White vinegar is about 5% acetic acid. It works fine on light surface deposits. But Houston's water creates calcium carbonate scale that bonds to metal at a molecular level. By the time it's had 12 months to bake onto copper heat exchanger fins at 140-plus degrees, household vinegar doesn't have the chemical strength to dissolve it efficiently.

The Delta T Test: How We Measure Success
After descaling, we run what's called a Delta T test. We measure the incoming cold water temperature and the outgoing hot water temperature at maximum flow. The difference between those two numbers is your Delta T. A healthy tankless unit in Houston should produce a Delta T of 40 to 60 degrees Fahrenheit depending on the model and incoming water temp (which runs about 65 to 70 degrees here most of the year).
If your Delta T is below 35 degrees at normal flow, something is wrong. Either scale remains, the burner isn't firing at full capacity, or the unit is undersized for your home's demand. We diagnose which one during the maintenance visit.
Condensate Drain and Sensor Cleaning
Condensing tankless units (increasingly common in Houston installations) produce acidic condensate that drains through a small line. If this line clogs, the unit shuts down with error codes related to exhaust temperature. We clear the condensate drain and clean the temperature sensors that control combustion. These sensors drift over time and can cause the unit to run lean or rich, wasting gas either way.
